Heimstaden is changing residential real estate management with AI

Heimstaden is using AI, including OpenAI tools like ChatGPT and Codex, to transform residential property management across Europe.

Summary

European residential real estate operator Heimstaden is accelerating its use of AI through a partnership with OpenAI, aiming to make buildings increasingly self-operating. Its strategy rests on three pillars: empowering employees with training and tools, driving initiatives through a central transformation office and network of AI champions, and preparing property systems and data models for AI. AI now supports letting processes—pricing, advertising, listing review, and market feedback—while employees retain decision authority. In the Netherlands, virtual staging costs fell from about €50 to under €0.10 per image, with estimated annual savings of €130,000. Using Codex, environmental analyst Julia Erlandsen assessed 20,112 assets, reducing an estimated delivery requirement from five people over a year to two people over two months. Half of employees adopted ChatGPT Enterprise within two to three months. Heimstaden is also rolling out a Procurement Intelligence Platform and co-developing Amplio Estate, a property management system with AI-powered workflows. The company emphasizes secure data, clear responsibilities, and human oversight, viewing AI as augmenting rather than replacing people.
